Hanoi & Ho Chi Minh City at Peak Capacity: Hotels Hit

Hotel occupancy rates in Hanoi and Ho Chi Minh City are running at 75% and above this week, according to hospitality data published on 13 August 2026. The surge is driven by domestic Vietnamese travellers taking late-summer breaks before the school term restarts in early September, compounded by steady international arrivals.

Mid-August is one of the two peak periods of the year for Vietnam’s two largest cities β€” the other being the TαΊΏt holiday window in late January. Budget and mid-range properties in both cities are the most constrained, with popular guesthouses and family-run hotels in Hanoi’s Old Quarter and Ho Chi Minh City’s District 1 reporting very low availability.

Finding a room this week

For travellers arriving without a reservation, the situation is tight but not impossible. Higher-end hotels in both cities retain more inventory, and prices at that tier have risen more modestly. If you need a budget room in either city this week, searching for properties in adjacent districts β€” Ba Dinh and Tay Ho in Hanoi, or Districts 3 and 10 in HCMC β€” is likely to yield more options.

Booking platforms are not showing significant last-minute discount availability right now. Direct contact with hotels may yield better results where rooms exist, as online channels fill first.

When things ease

Occupancy typically drops below 60% by the third week of September, once the school year is fully underway and the domestic travel wave passes. International visitor numbers remain steady through October and November, but without the domestic surge, those months are considerably easier for accommodation.

If your dates are flexible and you are not tied to August, late September through early November is Vietnam’s sweet spot: lower prices, drier weather in the north, and manageable crowd levels at major sights.
