Hoi Anβs accommodation is shaped by two competing appeals: the Ancient Town itself, where you can walk to the lantern-lit lanes and the river at any hour, and the beach zone around An Bang and Cua Dai, where resorts with pools face the South China Sea. A third option β quieter guesthouses in the residential streets between the town and the beach β offers a middle ground at lower prices. The choice between them depends largely on whether you are here to explore the town or spend time at the water.
Inside the Ancient Town
The Ancient Town is partly a pedestrian zone during daylight hours, so getting in and out requires parking a motorbike or taking a cyclo at the perimeter. Hotels inside the heritage boundary command a premium β and justify it for travellers who want to walk to the Covered Bridge or the riverside restaurants without any transport.
The heritage boundary limits new construction and restricts building height; most properties inside the Ancient Town are converted shophouses with four to ten rooms. Expect narrow stairs, atmospheric wooden interiors, and smaller rooms than international chain hotels of the same price.
Hoi An Historic Hotel at 10 Tran Hung Dao is one of the largest and longest-established hotels inside the Ancient Town, with a swimming pool β rare for in-town properties β and room rates from approximately $70 to $100 per night. The architecture blends Vietnamese and French colonial styles in a way that most newer properties try and fail to replicate.
Essence Hoi An Hotel & Spa on Nguyen Phuc Chu (walking distance from the Covered Bridge) is a compact boutique property with around 30 rooms from $55 to $80 per night. Between the Town and the Beach

Numerous Vietnamese-run guesthouses in this zone price from $25 to $45 per night for clean rooms with air conditioning and wifi. These represent the best budget value in Hoi An outside of hostels β the townβs backpacker hostel scene is smaller than in Hanoi or Ho Chi Minh City.
An Bang Beach and the Coast
An Bang Beach is 4km from the Ancient Town; Cua Dai Beach (historically the more popular option) is 5km. Cua Dai has suffered significant erosion in recent years and is less recommended than An Bang for beach stays; the resort infrastructure at Cua Dai is more established but the waterβs edge has receded.
Properties at An Bang range from simple beachfront guesthouses (from $35 per night) to boutique resorts with pools (from $100 to $200 per night). The beach itself is the attraction β early mornings before 9am and late afternoons after 4pm see the best light and fewest people.
Victoria Hoi An Beach Resort & Spa at Cua Dai Beach is a long-established resort with 120 rooms, pool, and direct beach access. Rates from $130 to $200 per night. The resort operates a shuttle bus to the Ancient Town several times daily β essential given the distance.
Luxury: Ha My Beach and Beyond
The most exclusive properties near Hoi An are not in the town at all, but 10 to 15km north along the coast at Ha My Beach.
Four Seasons Resort The Nam Hai at Ha My Beach is consistently rated among the best beach resorts in Southeast Asia. Villa-style accommodation, three pools (including an infinity pool facing the sea), and impeccable service come at $500 to $1,000+ per night depending on season and villa type. Anantara Hoi An Resort is closer to the town at 1 Pham Hong Thai, directly on the Thu Bon River rather than the sea. The riverside location and colonial architecture are distinctive; rooms from approximately $180 to $280 per night. The resort operates complimentary bicycle loans and regular boat trips into the Ancient Town.
What to Know Before Booking
Hoi Anβs peak season runs October to February when the weather is coolest (though November can bring heavy rain). The driest and most popular months for beach travel are March to August; sea temperatures are warm from April onwards.

Da Nang Airport (DAD) serves Hoi An, not a local airport. The airport is approximately 30km north of the Ancient Town. A Grab car from Da Nang Airport to Hoi An costs approximately $12 to $18 and takes 45 minutes. Taxis and private transfers are widely available from the airport arrivals hall; agree on a fixed price before getting in an unmetered vehicle.
Town vs Beach: Which Is Right for You
Stay in the Ancient Town if your main reason to visit is the heritage streets, the night market, and the lantern-lit restaurants. You will walk everywhere and the atmosphere more than justifies the cost premium.
Stay between the town and An Bang if you want to balance cultural exploration with beach access, and value a quieter, more residential setting. A bicycle or motorbike makes both destinations equally accessible.
Stay at the beach resorts if sun, sand, and a pool are your priority and you are prepared to make the Ancient Town a day-trip destination rather than your base.
